What is a duplex?
A duplex is a 2-unit house. Unlike a single family residence ("SFR"), a duplex is two completely separated living units:
- 2 entrances
- 2 kitchens
- 2 separate utility meters (typically)
Why are duplexes an attractive real estate investment?
Duplexes are attractive to many rental property investors because they qualify for residential (non-commercial) mortgage loans, allow an investor to diversify tenants while maintaining one common housing structure.
